Here’s what happens next.

Preparing Your Home for the Market

Before we publish a listing, we make sure your property is rent-ready. Utilities are turned on if needed for showings or inspections. The home is cleaned, safety items are checked, and any agreed repairs are completed.

Homes that present well lease faster, so our goal is to ensure your property makes a strong first impression.

Professional Photography and Marketing Materials

Once the home is ready, we schedule photography and create the marketing content for your listing. Accurate descriptions and high-quality photos help the property stand out in a crowded online marketplace, increasing interest and click-through traffic from qualified renters.

Publishing the Listing and Maximizing Visibility

When the listing goes live, we make sure it can be found everywhere renters are looking. Your property is entered into the MLS and shared with local real estate agents who may be working with prospective tenants.

We also promote the listing on Elevate’s website, across our social media pages, and inside select community and relocation groups.

In addition, your home is syndicated to major rental websites including Zillow, Trulia, HotPads, Apartments.com, Realtor.com and other well-used platforms. This broad exposure helps your rental reach prospective tenants quickly while keeping Elevate hands-on throughout the process.

Responding to Inquiries and Scheduling Showings

Once renters begin reaching out, we engage immediately. The Elevate team fields inquiries, answers questions about the home and application process, and schedules showings for qualified prospects.

Responsiveness matters — the quicker we connect with interested renters, the higher the chance of receiving strong applications.

Tenant Application Screening

Applications are processed carefully and consistently. Our screening system is designed to confirm reliability and financial responsibility.

We verify income and employment, confirm rental history, evaluate credit and background reports, review eviction history, and calculate debt-to-income ratios to ensure the resident is able to comfortably afford rent.

For households with pets, we also conduct a PetScreening review.

Every applicant must meet Elevate’s published requirements, which ensures fair and compliant screening while helping safeguard your investment.

Approval and Lease Execution

Once an applicant is approved, we notify them, send the lease agreement to review and sign, collect the security deposit, and notify the homeowner.

During this phase, the listing is removed from active marketing and the move-in timeline is finalized.

The goal is a smooth and transparent process for both the homeowner and the incoming resident.

Move-In and Property Documentation

Before keys are issued, Elevate completes a detailed walkthrough and documents the condition of the home to establish a baseline for future comparison.

Tenants must provide proof of renter’s insurance and confirm utilities have been transferred into their name.

Applicable fees and prorated rent are collected prior to move-in.

On the lease start date, we provide access instructions, portal setup support, and a move-in form the resident can use to report any discrepancies within the first three days.

Continued Management After Move-In

Our involvement doesn’t stop when a tenant moves in. Elevate remains actively engaged throughout the lease term.

We collect rent, coordinate maintenance, respond to resident needs, and keep owners updated regularly.
