Can you hold a property before I apply?
At Elevate Properties, we rent our properties to qualified applicants on a first-come, first-served basis. Once your application is complete and fees are paid, we'll prioritize processing your request. If multiple applications meet our criteria, we'll select the most qualified applicant. To secure your desired home, we recommend applying as soon as possible. -
Do I need to pay the first and last month's rent with the security deposit?
We don't require first and last month's rent. When you move in, we collect the full security deposit, any applicable fees (such as pet or leasing fees), and pro-rated rent based on your lease start date. This helps make the move-in process as smooth as possible. -
How old do I need to be to apply?
All residents age 18 or older must complete a rental application and be listed on the lease. Anyone under 18 should be included on the application as a dependent. -
Is the security deposit refundable?
Yes, your security deposit is refundable as long as you meet the terms of your lease and leave the property in good condition. If there are any unpaid rent or damage beyond normal wear and tear, deductions will be made accordingly. We ensure everything is handled fairly and transparently. -
Who needs a cosigner?
Please note, we do not accept non-occupying cosigners. -
How do I apply for a rental?
You can submit your application easily online. Be sure to complete the full application, pay the application fee, and provide the necessary documentation (proof of income, valid ID, etc.) as outlined in the application instructions. This will help us process your application quickly. -
How do I pay rent?
Rent can be paid online through our secure tenant portal, or by check or certified funds if mailed to our office. Please note that due to the nature of property management, we are often away from the office, so we ask that payments not be brought to the office without an appointment. For the quickest and most convenient method, we strongly encourage using the online payment portal. -
Can I get a pet after moving in?
You'll need to review your lease and request approval from management before bringing a pet into the home. Some properties allow pets with additional fees or deposits, while others may have restrictions based on property type or location. We're happy to work with you on the details! -
I want to move out, but my roommate wants to stay. What should I do?
If you want to move out but your roommate wants to stay, they'll need to contact us. We do not allow tenants to find replacement roommates themselves. We'll work together to ensure that any changes to the lease are handled properly, and your roommate may need to qualify individually or secure a new tenant. -
What should I do if my lease is ending and I want to move out?
If you're planning to move out, be sure to refer to your lease for the notice requirement. You'll need to submit your written intent to vacate no less than 30 days prior to the end of your lease term. This allows us to prepare for the next steps and make the process as smooth as possible for everyone. -
Who pays for repairs or maintenance?
At Elevate, we handle routine maintenance and repairs. If something needs fixing, please submit a maintenance request through your portal, and we'll take care of it as quickly as possible. However, tenants are responsible for damage caused by negligence or misuse. If you're unsure whether it's covered, don't hesitate to ask—we're here to help!
